COMMITTEES

Please contact us if you need more information about a committee or if you want to share your interest in a committee with us.

Purpose: To monitor homeowner-initiated improvement, alteration, addition or change to any lot in the Fairwood Greens, with the intent of improving the quality of our community. For more information, consult ByLaw IX f.

Composition: The Chairperson of the Architectural Control Committee (ACC) of FGHA is an elected Trustee, appointed by the President of FGHA. 


Functions: 

  1. Applies the Covenants, Conditions and Restrictions (CC&Rs) of FGHA to homeowner-initiated projects. The ACC Guidelines have been historically considered the accepted interpretation of the CC&Rs. 
  2. Reviews ACC forms submitted by homeowners.
  3. Responds to written approval requests and/or complaints from homeowners. 


Purpose: To ensure the common properties of FGHA are maintained adequately and to arrange contracts with contractors to achieve this end. For more information consult Bylaw IX e.


Composition: The Chairperson of the Common Properties Committee of FGHA is an elected Trustee, appointed by the President of FGHA. 


Functions: 

  1. Annually reviews & renews, or solicits proposals for the landscape maintenance contract. 
  2. Monitors contractor compliance with the contract provisions and takes appropriate action as needed. 
  3. Conducts an annual safety survey of playground equipment to ensure it is usable and safe. 
  4. Requests funding via the annual budgetary process for maintenance and the addition of new equipment in the parks or other common areas.


Purpose: To ensure the board functions according to RCWs, CC&Rs, ByLaws & its own code of conduct. For more information consult ByLaw VIII.


Composition: Board of Trustees annually selects President, Vice President, Secretary and Treasurer immediately following the annual meeting.


Functions:

  1. President sets FGHA monthly board meeting agendas & conducts business following Parliamentary Procedure.
  2. Vice President conducts monthly FGHA meetings in the absence of the President.
  3. Secretary oversees the FGHA contract staff (office manager & greeter). Reviews & ensures approval of minutes.
  4. Treasurer provides oversight of FGHA accounting practices & procedures. Sets annual budget, oversees submission of records for accounting firm audit & directs funds in accordance with board decisions.


Purpose: To assist with financial reporting of FGHA


Composition: The Chairperson of the Finance Committee is the treasurer of the board, who is voted to the position by the board of Trustees.


Functions: 

  1. Assists the treasurer


Purpose: To follow developments in the area of FGHA that impacts our community. For more information consult ByLaw IX c.


Composition: The Chairperson of the External Affairs/Community Relations Committee of FGHA is an elected Trustee, appointed by the President of FGHA. 


Functions: 

  1. Monitors changes at the government level that may impact our community (State of WA, King County, adjacent cities, departments, agencies & local school districts)
  2. Develop relationships and coordinate with people in the above area & communicates FGHA's position


Purpose: To engage in actions that require work with FGHA's attorneys. 


Composition: The Chairperson of the Legal Committee of FGHA is an elected Trustee, appointed by the President of FGHA. 


Functions:  

  1. Advocates for the protection of FGHA in legal action.
  2. Schedules fiduciary training for all elected trustees.


Purpose: To monitor and identify properties within FGHA and identify that are not within accepted aesthetic standards per the Rules & Regulations (R&Rs). For more information consult ByLaw IX d.


Composition: The Chairperson(s) of the Property Maintenance Committee (PMC) of FGHA is/are an elected Trustee, appointed by the President of FGHA. 


Functions:

  1. Reviews the findings of the property maintenance monitoring vendor (PMMV). 
  2. Approves notices sent to homeowner (& tenant).
  3. Reviews homeowners' response forms and verifies compliance.
  4. Conducts appeal hearings.
  5. Develops and improves the guidelines to uphold the appearance of our neighborhood.


Purpose: To arrange 24-hour security with a professional service vendor. (Bylaw IX b)


The requirement for a 24-hour a day security service is detailed in the FGHA  Articles of Incorporation. Funding is provided through homeowners’ assessments.  


Composition: The Chairperson of the Security Committee of FGHA is/are an elected Trustee, appointed by the President of FGHA. 


Functions:

  1. Reviews 24-hour patrol service reports for FGHA residents, guests, properties & vehicles.
  2. Monitors location of 24-hour patrol service
  3. Evaluates & reports on trends of activity within the community
  4. Interacts with King County Sheriff's Office & contracts off-duty officers for additional patrol


Functions of Security Patrol:

  1. Assists with enforcement of FGHA’s Covenants, Conditions and Restrictions and Rules & Regulations.
  2. Assists local police & fire district personnel.
  3. Documents vehicle violations (including speeding & parking) and reports any information directly to King County Sheriff's Office.
  4. Provides additional support to our community with vacation checks and notifications when garage doors are left open at night.


IMPORTANT: It is imperative that homeowners' phone information is up to date should security need to make contact. The 24-7 security does not assume any police powers of law enforcement in rendering assistance to local authorities.


Purpose: To assist with any special projects directed by the board of trustees


Composition: The Chairperson of the Special Projects Committee of FGHA is/are an elected Trustee, appointed by the President of FGHA. 


Functions:  

  1. Secures grant funding for special events.
  2. Organizes community-wide garage sale, concerts in the park, & community family day (Last Splash).
  3. Advertises events to homeowners & the community.
